Yorkville City Council Approves “Project Steel” Data Center Amid Resident Opposition
The Yorkville City Council has taken a major step into the future of large scale data infrastructure, approving one data center project while delaying another, decisions that underscore both the city’s rapid growth and a deepening divide among residents.

The Yorkville City Council approved a series of ordinances clearing the way for “Project Steel,” a massive data center campus proposed by Prologis. The development, planned for land south of Galena Road, east of Eldamain Road, and west of North Bridge Street (Illinois Route 47), is expected to unfold in three phases over the next 20 years.
City officials advanced the project with strong support. Alderman Rusty Corneils cast the lone dissenting vote, while Alderman Rusty Hyett was absent. All other council members voted in favor.

The approved measures establish the framework for the project, including annexation of the property into Yorkville, rezoning the land to an M-2 General Manufacturing district, and authorizing key development, infrastructure, and utility agreements with Prologis. Together, these actions pave the way for one of the largest and most impactful developments in Yorkville’s recent history.
Despite council support, the decision comes amid clear and vocal opposition from residents, many of whom have raised concerns about the long term effects of large scale data centers on the community. The debate reflects a broader tension over how Yorkville should manage growth as demand for digital infrastructure accelerates across the region.
That tension was also evident in the council’s handling of a second proposed data center project, known as the Meyer development by Yorkville Nexus V LLC. Unlike Project Steel, no formal vote was taken. Instead, the council tabled the proposal during its March 24, 2026 meeting, postponing consideration to a future date.
The Meyer project, located south of Corneils Road and east of Beecher Road, is part of the same wave of data center expansion reshaping the area. Originally proposed at approximately 130 acres, the development has since been scaled back to about 91 acres of developable land. An additional 37 acres near the existing Caledonia subdivision is expected to be donated to the City of Yorkville, potentially providing a buffer between the project and nearby residential areas.

The tabled proposal includes requests to rezone the property and approve a development agreement between the city and the developer. Its delay comes as many residents continue to voice concerns about the growing concentration of data centers in Yorkville, including potential impacts on noise, energy and water usage, property values, and the proximity of industrial scale facilities to established neighborhoods.
Taken together, the two proposals mark a turning point for the community. As data center developments continue to surface, many residents are questioning not just individual projects, but the broader direction of growth in Yorkville. For some, the issue is no longer about a single development, but whether the city is prepared for the long term consequences of becoming a hub for this type of infrastructure, decisions that could fundamentally reshape the character of the community for decades to come.
